Construction & Project Manager FAQ
1. What services does Fresh Flow Systems provide for construction and development projects?
We design, supply, install, and commission Mechanical Ventilation with Heat Recovery (MVHR) and extract systems for residential and mixed-use developments. Our service includes system design to meet Building Regulations Part F, coordination with M&E consultants, and full commissioning with verification reports ready for handover.
2. How do you approach design coordination on multi-unit or refurbishment projects?
All projects begin with a design review using architectural and structural layouts to agree duct routes, core positions, and plant locations. We produce clear drawings in PDF and DWG formats for approval, liaising directly with the main contractor, electrical, and plumbing teams to avoid clashes before site installation begins.
3. Are your designs compliant with current Building Regulations (Part F 2021 / Approved Document O)?
Yes. Every system is designed and balanced to comply with the latest amendments to Approved Document F and, where relevant, Document O on overheating. Airflow rates, noise levels, and energy efficiency are verified at commissioning, and results are issued in a format accepted by Building Control.
4. How early in a project should MVHR design be introduced?
Ideally during the early design or RIBA Stage 3 – Developed Design. Early involvement allows proper space planning for ductwork and plant, correct ceiling depths, and electrical coordination. Late inclusion often leads to compromises or re-work, so engaging us early avoids those costs entirely.
5. What information do you require before producing a quotation or design proposal?
We request architectural floor plans, elevations, and a brief describing intended occupancy, insulation level, and heating type. Mechanical or energy consultant reports are welcome but not essential. With that data, we issue a fixed quotation and outline schematic within 3–5 working days.
6. How do you handle installation sequencing and site coordination?
We schedule works around your build program: first-fix ductwork during drylining or M&E phase, second-fix and commissioning after decoration. Our engineers sign in under your site safety policy, hold CSCS cards, and supply method statements, risk assessments, and proof of insurance before attending site.
7. What are your typical installation timescales per unit?
A standard flat or small house takes one to two days for first fix, with a short revisit for second fix and commissioning. Larger dwellings or complex developments average three to five days. We can scale crews to meet phased handover requirements across multi-plot projects.
8. Do you offer commissioning and balancing only?
Yes. We frequently provide independent commissioning and balancing services for systems installed by other contractors. Our engineers are BPEC accredited and deliver airflow verification sheets and performance certificates suitable for building-control sign-off.
9. How do you ensure acoustic and energy performance targets are met?
We follow CIBSE Guide B and BS EN 13141 standards for duct sizing and fan selection, and we verify measured noise levels during commissioning. Fan power and efficiency data are recorded for SAP calculations, ensuring compliance with both energy and acoustic requirements.
10. What after-care or maintenance options are available for completed developments?
We offer post-handover maintenance packages for landlords, management agents, or occupants. These include initial service after twelve months, filter supply schedules, and call-out support. This ensures the systems continue performing to the as-built specification and helps you meet your defect-liability obligations.
11. What warranties and documentation are provided at completion?
Each installation includes a manufacturer warranty, our workmanship guarantee, commissioning certificates, maintenance manuals, and O&M documentation. For multi-unit schemes, we provide digital copies for each plot plus a consolidated project file for the main contractor’s handover pack.
12. Are you insured and qualified to operate on commercial construction sites?
Yes. Fresh Flow Systems Ltd carries £5 million public liability and £10 million employer’s liability cover. All engineers are BPEC and CSCS certified, and we maintain up-to-date health-and-safety documentation aligned with CDM Regulations 2015. Site-specific inductions and toolbox talks are completed before work commences.
